Brokerage Services

Boston Realty Net buyer agents will work diligently from the first meeting.

We have experience working with first-time buyers who may be unfamiliar with the process. Your buyer's agent will ask you many questions to get a feeling for what is important to you, such as preferred building types, neighborhoods, and desired features such as views, outdoor space, parking availability and the minimum amount of space you may need, among many others. Whether you are new to Boston or have lived here for many years, our goal is to get to know as much as possible about you so we can provide efficient and effective service to you.

Boston Realty Net Buyer Brokerage Services include:

  • Assisting you with quick mortgage pre-approval prior to viewing any properties so you will know the amount of financing for which you may qualify. This is an integral part of the process and we recommend pre-approval prior to viewing properties.
  • Emailing you listings which may interest you and meet your preferences. Boston Realty Net subscribes to LINK and MLS, the two primary listing databases used by Boston area real estate agencies and developers. LINK, Listing Information Network, consists more often of properties listed for sale by real estate agents in Boston and the immediate towns outside of Boston. MLS, Multiple Listing Service, is a statewide database of properties and consists of properties listed for sale by real estate agents in both Boston and the suburbs. By accessing both databases, we are able to provide you with a compete idea of what is available for sale at any given time. In addition, we can create listing accounts for you in both LINK and MLS, so you may receive daily emailed property updates with such information as price changes, addresses, all relevant listing information, pictures, floorplans and virtual tours.
  • We will email you Sunday Open House Schedules on the Friday before each weekend.
  • We will preview any properties which may interest you to save you time.
  • We will arrange appointments to show you properties at your convenience.
  • When you have found a property you would like to offer on, we will provide you with all of the information available to us through new technologies so you will be confident in your decision. We will research all previous recent sales in the building and/or area and provide answers to questions which a seller's agent at an open house may not answer.
  • We will prepare and present Offers to Purchase and negotiate the best price and terms for you. A deposit of $1000 is submitted with the offer. If the offer is accepted, this will be applied to the sale price.
  • We will provide access to excellent attorneys, home inspectors, general contractors, mortgage brokers and lenders.
  • We will coordinate the Purchase & Sale Agreement. A Purchase and Sale Agreement is the contract between the buyer and seller noting the terms concerning the purchase of the property. Essentially, it controls the sale of the home from seller to buyer. It includes information on what is being sold, the sale price, your financing, the type of title you will get, the closing date, the amount of deposit you have paid over and how much of the house price you are financing. Prior to signing the Purchase & Sale Agreement, we will coordinate a home inspection of the property and obtain copies of all documents relating the condominium or building including the budget, master deed, etc. for your attorney to review. When you sign the Purchase & Sale Agreement, you should expect to pay an additional amount equal to 5% of the agreed upon sale price less the $1000 initial deposit with the Offer.
  • We will ensure frequent communication among all parties to ensure a smooth transaction.
  • We will schedule a "walk-through" of your property prior to the closing to ensure the property is in the condition agreed to in the Purchase & Sale Agreement and any and all agreed upon improvements, if any, have occurred.

It is our mission as your Buyer Agent to provide the most prompt, thorough and efficient service. We are passionate about our work and we aim to make the buying process and all of our encounters as productive and enjoyable as possible!
